We shop from various lenders and receive their wholesale rate. We pass the wholesale rate on to you, our customer. Retail lenders do not pass on their wholesale rate directly to the customer; therefore, the customer contends with higher rates - part of which is derived from the overhead of running a larger business.

How The UMB Process Works

  1. We discuss the program, rates and fees.
  2. We discuss the Good Faith Estimate, answering any questions you might have. 
  3. We will sign an agreement guaranteeing all the previously agreed upon broker fees will stay the same.
  4. When it’s time to lock your rate, we go over which rate or fee choice is best for your needs.
